Why our bathrooms cost what they cost
About 40% of a bathroom budget is work you'll never see, substrate prep, falls to the drain, two coats of membrane, flood test, then a third inspection coat. It's also the part cheap quotes skip. We photograph every stage so you can see what you paid for.
Above the membrane it's the fun bit: tiling, vanities, tapware, screens, lighting and ventilation that actually clears steam in February. We handle body corp approval for wet-area work, most buildings require it, and we lodge it before your start date.

Fixtures and tiles aren't in these figures, choose them yourself or take our trade-standard picks. Either way the waterproofing is identical; that part's never negotiable.
How a bathroom job runs
Bathrooms are the most technical job we do, seven steps, two of them you never see.
Inspection & leak check
We check the slab, the existing membrane (if any), falls and the walls behind. Surprises are cheaper found now than at strip-out.
Quote & approvals
Written scope plus body corporate application for wet-area work. We don't book materials until approval's back.
Strip-out (1-2 days)
Everything out to bare substrate, jackhammering inside allowed hours only. Neighbours get warned a day ahead.
Substrate & plumbing rough-in
Screed with correct falls, pipework moved or replaced, new in-wall cisterns if that's the plan.
Waterproofing + flood test
Two membrane coats to AS 3740, photographed, then a 24-hour flood test with the certificate sent to you and the building.
Tiling & fit-off
Tiles, vanity, screens, tapware, exhaust, silicone. The visible week: and the quietest.
Handover
Sealed, cleaned, certified. You get the waterproofing certificate, membrane photos and warranty docs in one email.

Dan's personally applied the waterproofing on all 94 bathrooms we've done. It's the one job he won't delegate: a failed membrane in a tenth-floor unit is everyone's problem, so he signs every certificate himself.
