Apartment floors are mostly about what you can't hear
The number one reason body corporates reject flooring jobs is acoustics, hard floors transmitting footstep noise to the unit below. That's why we spec AAAC-rated acoustic underlay as standard, and why we send the star rating to your building manager before we start, not after someone complains.
Dave lays our floors and he's fussy about two things: the substrate has to be level within 3 mm over 2 metres, and the expansion gaps have to be honest, hidden under skirting, not forgotten. Queensland humidity will find every shortcut.

Old floor removal is $12/m² extra if it's carpet or floating, more if it's glued-down tiles or timber. We quote that after seeing what's under the existing floor.

Measure & acoustic check
We measure, test the slab for moisture and level, and check your building's acoustic requirements, some want a specific star rating on paper.
Quote & approval letter
Written quote plus the underlay spec sheet for your body corporate. They approve the product, we order it.
Old floor out
Carpet, floating floor or vinyl out, slab cleaned and vacuumed. Furniture gets moved twice, not trashed once.
Underlay & lay
Acoustic underlay taped at the joins, boards laid with correct expansion gaps, thresholds and trims finished properly.
Edge check & handover
Every board walked, every edge inspected, offcuts left for future repairs, care instructions for the first 48 hours.
